Intrepid Real Estate leverages relationships with banking, insurance, development, brokerage and advisory communities to evaluate and acquire advantageous properties in urban (core) and suburban (opportunistic) locations throughout the Washington, DC area. These relationships are key to our business and often allow us to review opportunities and transactions before they appear on the general market.
Investment Strategy
Our long-term investment strategy emphasizes cash flow growth over a five- to seven-year holding period through acquisition of undervalued “B” properties in desirable “A” locations across the region. Our chosen properties are functionally sound and environmentally safe, yet poorly positioned in their markets. Typically, these properties are under-occupied and poorly managed, leasing at below market rates. They are ripe fruit, ready to produce immediate returns through asset appreciation and increased occupancy. Intrepid’s investment strategy, in addition to analyzing properties to invest in, likewise details how we will exit a property as investment objectives or market conditions dictate. We never acquire without understanding how and when to sell.
Operating Strategy
Once an asset is acquired, Intrepid’s operating strategy takes over. We undertake immediate quality controls and proactive property management to retain current tenants while detailing prudent expense reductions, capital improvements and scheduled maintenance to attract new ones; a strategy made easier by our skilled personnel and their relationships in and knowledge of the real estate market in this area. Additionally, Intrepid utilizes state-of-the-art technologies and software applications to streamline property management and further reduce costs. Under our system, revenues are optimized and stabilized quickly without deferring maintenance or capital improvements.
Over time, Intrepid has turned this strategy into a winning formula. We have built and will continue to add to our portfolio of successful properties in the Washington, DC area.
